The main part of the price is made up not by the location or the area of the forest, but by what kind of stand grows on the plot. We often hear from people wanting to sell that their forest is next to a beautiful lake, near a good road and so on. Yet if the forest is sold as a stand, the location does not affect its price – what matters is the species of the stand growing there.

Location matters in two cases. When valuing forest suitable for rural tourism, forests near bodies of water are more valuable. And forest as a potential site for a homestead, where the land-use purpose can be changed, is considerably more expensive around Vilnius and near other larger Lithuanian cities.

Three values a forest owner sees

The most popular and universally accessible valuation is the forest holding valuation provided by the Centre of Registers. Every owner has a “Certificate of registration of the real property and rights in rem to it in the Real Property Register”. It contains two values – and the buyer calculates a third.

It includes all timber in the holding, mineral resources (an industrial peat layer, sand, gravel or limestone deposits, other minerals), the airspace above the plot and the geographic position – the distance to district, national and international roads and administrative centres.

This figure is usually much lower than the indexed value of the plot – it reflects only the price of the timber.

In the buyer's offer

Private individuals or companies buying forest rely on the volume of timber in the holding and the possibility of exploiting it, for example by felling.

The indexed value of a forest plot, its market value and the practical price almost coincide when the holding is no larger than 10 ha and the entire forest is mature.
